Kannapolis Revitalization


The City of Kannapolis has been named one of the Top 15 Cities in the U.S. for Corporate Headquarter Locations. The Charlotte Metro Region has been designated as the 8th Top Growing Economy in the U.S. 

Private investment in the City of Kannapolis as the revitilization of the City continues. Several projects are under construction with others expected to begin soon.

Downtown Projects


  • Pennant Square Townhomes, located off of S. Main Street, is well underway and people are moving into the townhomes. Some townhomes are still available.  Contact TriPointe Homes.
  • Stadium Lofts is underway on West Avenue. It will have a restaurant, Towel City Tavern, on the first floor, along with the Kannapolis Cannon Ballers offices and an expanded team store. The structure will also have luxury apartments that will overlook Atrium Health Ballpark. It should open in late 2023. Preleasing will begin in March 2023. Contact Information
  • The former Swanee Theatre has been renovated and is now open. Ticket Information
  • Construction on 200 Main (VIDA II) - which is an additional apartment complex adjacent to VIDA - is underway now.  It is expected to be completed in Fall 2024.
  • Phase One of the Gem Theatre Restoration Project is complete. This work included restoration of the marquee, replacing the HVAC systems, and the addition of handicapp accessible restrooms on the first floor. The theatre is open - visit and enjoy a movie.  Ticket Information 


I-85 Corridor Industrial Projects

Four major industrial projects along the I-85 corridor are moving forward. Each one will bring employment opportunities for residents in Kannapolis and the Charlotte Metro Region. 

Kannapolis Crossing/Overlook 85 development is at exit 65. Kannapolis Crossing includes houses, restaurants, businesses, offices and more. Overlook 85 is the industrial portion of the Kannapolis Crossing mixed use project off I-85 at Old Beatty’s Ford Road. Vertical construction of Phase One (1.2M square-feet of industrial space) is expected by the end of 2023.

Lakeshore Corporate Park, is underway on Lane Street on 700,000 square-feet of industrial space across three buildings. It will be completed by the end of 2023.

Metro 63 is nearing completion on Lane Street off I-85. Trammell Crow Company is constructing this new 755,928 square foot Class A facility. The facility is being built to house a wide variety of logistic firms.

85 Exchange will include 1.3 million square feet of industrial space spread across a seven-building complex. It is under construction at the corner of Kannapolis Parkway and Davidson Highway by Trinity Capital. Completion of Phase One will be in 2024. Multi-family and commercial uses are also planned for adjacent sites of the project.
